What is ARV in real estate?

ARV stands for After Repair Value — what a property will be worth once the renovation is finished. It is the number every flip depends on: your maximum purchase price, your loan amount and your profit are all derived from it. ARV comes from comparable sales of similar, already-renovated homes nearby, not from an automated estimate.

How do you calculate ARV?

Multiply the subject property’s square footage by the price per square foot that comparable renovated homes nearby are actually selling for. That is exactly what this calculator does. Enter the numbers yourself, or type an address and it pulls recent sold comps, scores each one for how closely it matches, and uses the ones you tick to set the price per square foot.

Is this ARV calculator free?

Why is my ARV different from an automated home value estimate?

An automated estimate reflects a property in its current condition and is a black box. ARV is forward-looking — what the home is worth after the work — and here it is built from specific sold comps you can see, tick and untick line by line. That is the difference between a number you can defend to a lender and one you cannot.

What makes a good comparable sale?

Similar square footage first, since size drives value more than anything else, then bed and bath count, year built, lot size and proximity. Recency matters too. Each comp here carries a match score so you can see how close it really is before you include it.
